Are you licensed?

Can I reach you after hours?
Yes, we provide an emergency contact for urgent issues. General inquiries will be handled during normal business hours. -
Can you put the money directly into my account?
Yes, we offer ACH deposit for owner disbursements, ensuring a smooth and timely transfer of rental income. -
Do I get to see the lease or sign it?
No. You can trust us to minimize the risk of placing a poor quality tenant. Our applicant screening process helps protect you. We know exactly what to look for in a high quality tenant-resident. We comply with all fair housing laws and regulations for the State of Texas. -
Do you sell real estate too?
We do. If you are interested in buying or selling, we can discuss available options. -
How and when do I get my checks?
We close out the monthly accounting cycle and ACH owner disbursements on the 10th day of each month. -
How is rent collection handled?
We offer multiple rent payment options, including online payments and traditional methods, to ensure a smooth collection process. Late payments are addressed according to lease terms. -
How long of a lease do you sign?
Lease terms vary based on market conditions and owner preferences, but standard leases are often a year long. -
Can I use my home warranty company?
We strongly discourage the use of home warranty companies as they often provide a delayed, and less than exceptional experience outcome. -
Can I do my own property repairs or use my own vendors?
While the property is vacant, you are welcome to do whatever make-ready work you would like to do on your property. When a tenant is living in the property, we do need to screen who is accessing the property for the protection of the tenant-residents. Therefore we will use our pre-screened and pre-approved vendors. If you have a favorite vendor, please give us their contact information - we are always looking to add new highly qualified vendors to our group. -
What type of properties do you manage?
We manage a variety of property types, including single-family homes, multi-family units, condos, and commercial spaces. -
Who holds the tenant security deposit?
Sterling & Associates holds all tenant security deposits in our security deposit trust account. This is done to comply with the State of Texas security deposit and trust accounting rules and regulations as determined by the Texas Real Estate Commission.
